Global Building Inspections, LLC performs Property Condition Assessments (PCAs) for lending institutions, real estate investors, underwriters, insurance carriers, and property management firms. PCAs are completed by our team of experienced professionals in Accordance with ASTM E2018 Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process (Designation: ASTM E2018‐15).
The PCAs consist of a comprehensive evaluation of all building systems for condition, remaining useful life, and compliance. Following our onsite assessment, a Property Condition Report (PCR) is compiled with a comprehensive summary of the onsite assessment and images, review process of accompanying documents, and interviews with the current owner and/or property managers.
The PCR provides a thorough analysis of the individual building systems and their conditions. The PCR also includes tables indicating immediate issues for repair and replacement reserves, which provide our clients with a deeper comprehension of potential costs associated with maintaining the property.
